Income: 3x the monthly rental rate
Employment Verification
Banking Statements (30+ days & other requirements)
Proof of Income (4 consecutive weeks)

INCOME
Must be able to prove as a household that you make gross income 3x the monthly rent rate in the form of pay stubs (three most recent), W2, 1099, bank statements, award letters, retirement statements, etc.
- We reserve the right to make adjustments to this minimum based on the applicant's obligations or garnishment
?- We do not accept peer-to-peer payments (Venmo, Cash App, etc.) as proof of income unless you can provide business tax documents.
 
RENTAL HISTORY
No prior evictions, suits, or judgmentsfrom any previous rental agreement or landlord. 
 
CONDITIONAL-REQUIREMENTS: (If they appear older than 2 years)
- Collections must be paid off and show a zero balance.
- Must have proof that you are currently on your payment plan (if not paid off).
- You must have documentation of arrangements and on-time payments.
- Foreclosures will be evaluated on a case-by-case basis.
- We reserve the right to make decisions based on overall criminal history.

 
BANKRUPTCIES
Must not have any active cases on record. Must be out of any previous bankruptcy cases for a minimum of 5 years. We reserve the right to make decisions based on overall bankruptcy history.

 
REFERENCES
Have a favorable rent history and rental references, when there is a rental history:
- If there is no verifiable history of timely payments (Previous mortgage) qualifying co-signer will be required.
- We reserve the right to make decisions based on overall eviction history. (Family or friend referrals are not qualified references)

 
CRIMINAL HISTORY
Criminal History will be considered.
 
 
APPLICATION-PROCESS:

The application process typically takes 2-5 business days. During this time, we will verify your:

Residence History: Stability, payment history, property condition, and adherence to lease terms.
Employment History: Current employment, income, and overall stability.
Credit History & Criminal Record: Felonies may affect application approval.

 

ADDITIONAL CONDITIONS:

CREDIT-HISTORY: Collections, charge-offs, repossessions, foreclosures, delinquencies, and recent bankruptcies may negatively impact your application.
Rental History: Late payments, unpaid collections, evictions, broken leases, and failure to provide proper notice may lead to denial.
Other Factors: NSF checks, unauthorized occupants, and inability to verify information may also result in denial.

 

CREDIT-QUESTIONS: Direct any inquiries regarding your credit history to the credit bureau.

ACCURACY: Providing false or incomplete information will result in rejection.
REFERENCES: 2 years of verifiable rental history is required. Ownership will be verified through a credit report.
DENIALS/PENDING: Additional reasons for denial include home-based businesses (unless pre-approved) and violations of our terms of service.
