Application Process
To ensure fairness and consistency, we conduct thorough screenings for all prospective tenants. All adult applicants must meet the following requirements:
Application Fee: $50 per adult (non-refundable)
Government-issued Photo ID
Minimum Age: 19 years old
Minimum Credit Score: 499
Credit Report/History
No Prior Evictions
No Bankruptcies within the last 5 years
Criminal Background Check
Income: 3x the monthly rental rate
Employment Verification
Banking Statements (30+ days)
Proof of Income (4 consecutive weeks)
Landlord References (preferred)
QUALIFICATION CRITERIA
DISCLOSURE
It is the policy of RER MANAGEMENT, LLC to offer homes for rent to the general public without regard to race, sex, religion, familial status, disability, national origin, color, creed, sexual orientation, ancestry, marital status, receipt of public assistance or age. In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify prospective residents. Please note, these are our current leasing criteria; nothing contained in these requirements shall constitute a guarantee or representation by REAL ESTATE RENTALS that all residents and occupants currently residing in the property have met these requirements.

Each applicant over the age of 19 years of age or older (unless deemed to be an adult under applicable law) must submit a fully completed, dated and signed Lease Application.
The non-refundable application fee is $50.00 per application.
IDENTIFICATION: Applicant will be asked to provide a (one) valid photo identification issued by any state or federal authority of the United States including, but not limited to:
State issued drivers license | State issued identification card
US Military ID card | U.S. passport or passport card
U.S. CIS Form I-551 Permanent Resident Card
Student, Work or Travel Visa issued by the US. (Expiration date longer than proposed lease expire date)
** All applicants will be required to provide a Social Security Number at the time of application.
Applications without a SSN will be rejected.
Non-US citizens and other lawful aliens without a SSN will be considered as long as:
All other requirements of the applicant identification policy have been met, confirming legal residence in the United States; Co-applicant has provided a valid SSN; AND Co-applicant with a valid SSN provides proof of co-applicant's income that is sufficient for rental qualification
CREDIT: A report will be ran on all applicants to verify credit worthiness. A score model will determine rental eligibility.
RENTAL-HISTORY: Prior rental history of at least 12/24-Months will be verified.
CRIMINAL: A History check will be run for all applicants. Convictions, violence or sexual crimes may result in a denial
INCOME: The combined household income of all applicants must be a minimum of 3x the monthly rent amount. The following is required from each applicant to verify income: EMPLOYMENT INFO FORM & 30+DAY BANK LEDGER

REQUIREMENTS:
CURRENTLY-EMPLOYEED: Last 3 paystubs that include the “Year to Date” figure.
RECENTLY-EMPLOYEED: Signed & dated offer letter with hourly rate or salary & Start date on an official company letterhead.
SELF-EMPLOYEED: Personal income tax returns for past 2 years. If most recent tax return has not been filed, please provide 3-6 months of personal bank statements. Please redact any sensitive information (Bank-Account numbers, etc)
RETIREMENT: Bank statements for the past 3 current, consecutive months
GUARANTOR: We reserve the right to require a co-signer/guarantor for Applicants that do not meet the income or credit requirements stated above. The guarantor must submit a separate lease application and is subject to the same guidelines as the applicant(s), plus, income must be equal to or greater than 4x the monthly rent in addition to the guarantor's current rental obligations and/or mortgage. The guarantor will be required to sign the Lease Agreement.
PETS: If a Pet-Property, No more than two animals are allowed; more than two pets will require approval from management. Acceptable pets include: dogs, cats, small caged animals and fish. Aggressive dog breed restrictions include, but not limited to: Pit-bulls (Staffordshire Terrier), German Shepherd, Husky, Rottweiler, Doberman, Malamute, Akita, Chow and Wolf hybrids or any mix of the above; as well as any other breed at owners discretion. Any poisonous, dangerous or exotic animals (such as snakes or spiders, etc.) are prohibited.
** There will be a one time non-refundable pet fee of $250 (covers up to 2animals). Pet(s) weighing 50lbs and under will require $25/month for pet rent. Current vet records and renter's insurance required for all pets. Fee will be charged at the signing of the Rental/Lease Agreement. This deposit covers up to 2 animals.
• Verified service animals are allowed and will not be subject to breed restrictions, pet fees or pet rent. Documentation will be required.
APPROVAL/NON-APPROVAL:
• If applicant is approved as a Tenant for the Property, applicant will be notified of the approval after this agreement becomes binding (from date all required documents are received).
• Property listing will be removed from the market upon approval and acceptance from the applicant.
• Applicants will be notified for non-approval not later than the 2nd day after this agreement becomes binding (from date all required documents received).
REASONS FOR DENIED OCCUPANCY:
• Falsification of application by any applicant
• Incomplete application
• Insufficient income (total of all applicants)
• Criminal conviction history
• Poor credit history of any applicant
• Poor rental profile/history of any applicant
Including, but not limited to: non-payment, frequent late payment of rent, eviction, drug use, poor housekeeping, unruly or destructive behavior by any occupant and/or occupant's guests, violence to persons and/or property
